Sunrise Mall Corpus Christi Demolition: Latest Update

(CORPUS CHRISTI, TX) - If you're from Victoria, chances are you've at least heard of Sunrise Mall in Corpus Christi. It was the location of the mall scene in the 80s movie "The Legend of Billie Jean," and those fountains are burned into a lot of South Texas memories.

The mall opened in February 1981 and it was absolutely poppin'. But the decline came fast, and it closed for good in August 2019. What's happened since is a whole story of its own, and if you've driven past lately, you know it doesn't look anything like it used to.

What's Happening With Sunrise Mall Now?

Here's the short version: it's about half torn down and it has been sitting that way. Patel Real Estate Holdings bought the property in November 2023, and crews started demolition in August 2024. But the work stalled out. According to KRISTV, the site still sits with exposed steel and parts of the outer walls and parking garages standing, with no clear timeline for when demolition picks back up.

Neighbors aren't thrilled. One longtime business owner across the way told KRIS 6TV that the site "really looks like a war zone over there right now," and that it has sat with metal parts hanging for about a year. Another resident who walks past it several times a week said the condition sends a message about the whole area, not just that one lot.

Why Has the Demolition Stalled?

The city says the owner has finished several stages of demolition and is now working out an easement agreement with neighboring property owners before the work can move forward. Corpus Christi also confirmed that code compliance has open violation cases against the property for maintenance issues, with inspections ongoing.

This isn't the first round of trouble either. According to KIII-TV, the city set multiple demolition deadlines that came and went, and in 2025 officials issued 77 separate citations against the property over delays and unsafe conditions, with potential fines topping $150,000.

What's Going to Be Built There?

There is a plan, and it's ambitious. An architectural firm representing the owner recently confirmed to the city that they're pursuing rezoning for apartments and other multifamily housing.

The broader redevelopment vision has included two Marriott hotels, a convention center, an apartment building, and a 25-story condominium tower off McArdle Road. Some pieces around the edges are already moving, with Midnight Rodeo Corpus Christi taking over the former Stein Mart building and other businesses filling in nearby.

Whether all of that actually gets built is another question. But after years of stalls, there are at least signs of movement.

The Doors Are Closed But the Memories Remain

For a lot of us in the Crossroads, Sunrise was a road trip. Families made a whole day of it. Kids hit the arcade, teens met up at the nautical-themed food court after school, and everybody remembers those fountains. Sunrise Mall will shine no more, but the memories are still loaded in there.
